The AAII Dallas/Fort Worth Chapter presents...
State of the Commercial Real Estate Market
Discussed by:
Michael A. Miller
Vice President and Regional Sales Manager, Cohen & Steers, Inc.
The four pillars of REIT investing are: competitive total returns, attractive current income, moderate volatility, and low long-term correlation to other asset classes. However, the four pillars have not held up in the recent economic crisis: dividends have been cut, volatility has spiked and correlations for many asset classes have converged. Looking ahead, we see signs that all four pillars are strengthening. The case for real estate securities is re-emerging, the economic recovery is underway and the opportunities are expanding. This presentation will discuss why we believe real estate securities offer one of the most attractive real estate investment opportunities today, and why they should be considered as part of a balanced, diversified portfolio.
