Real estate investment trusts (REITs) can be a very useful asset class for investors seeking above-bond yields plus some capital appreciation driven by growth in distributions. Historically, REITs also tend not to correlate strongly with the S&P 500, implying added stability in overall portfolio performance. In most cases, REIT distributions are not fully taxed in the year received. Most REITs have taken advantage of low interest rates to lock in favorable long-term financing, implying reduced rate sensitivity. Our session will focus on the ins and outs of REIT investing, the many asset types represented, and some recent new twists. Key differences and attractions among types will be highlighted. This should be a profitably spent evening, so why not bring a guest to show them what AAII can offer?
